How can I receive requests for proposals from the market?

If a general contractor has not won a project, you have the option to submit your previously prepared proposal to the party that did win the project. This process ensures that your calculations are not lost and increases your chances of securing the contract through the winning contractor.

Configuring company settings

Before you can receive proposals from the market, the feature must be enabled in your account.

  1. Log in to 12Build and navigate to Company Settings.

  2. Locate the option to receive proposals from the marketplace.

  3. Check this option to be discoverable and reachable for this process. 


Process with the general contractor

After you have submitted a proposal to a general contractor, the next steps depend on the project’s status.

  1. The general contractor who did not win the project will update the project status.

  2. This contractor indicates that bidding subcontractors may submit their proposals to the winning party.

  3. The winning general contractor receives a notification and decides whether they wish to accept proposals from the market for this specific project.

  4. If accepted, you will receive an email inviting you to submit your proposal to the new party.

Note: If you do not receive an email, the scoring party is not listed in 12Build, or one of the contractors has disabled the option for this project.

Submit a proposal

As soon as you receive the invitation, you can take immediate action.

  1. Open the email you received and use the response buttons to submit your proposal immediately.

  2. Alternatively, log in to your 12Build dashboard.

  3. Look for the project marked as Requested Proposals. 

  4. Submit your proposal and accompanying documents as you would for regular requests.

Frequently Asked Questions (FAQ)

Why don’t I see the project listed under the winning general contractor? This can occur if the winning general contractor has indicated in their settings that they do not wish to receive proposals from the marketplace for that specific project.

Do I have to upload my proposal from scratch? No, via the email notification or the button in the dashboard, you can often link the existing information directly to the winning contractor’s new request.

Troubleshooting

  • Symptom: I am not receiving email invitations for projects won by others.

    • Cause: The "Receive proposals from the market" option is turned off in your company settings.

    • Solution: Check and enable this option under Company Settings.

  • Symptom: The project does not appear under "Requested Proposals" on my dashboard.

    • Cause: The non-winning general contractor has not yet updated the project status or has not given permission to share the specialist list.

    • Solution: If necessary, contact the main contractor to ask whether they have already updated the status in 12Build.
